The Olivia Beach community is like the the "Cape Cod" of the Pacific NW. Even though the homes are newly built, the neighborhood has a quaint old-fashioned feel. With the park, pool, volleyball court, and exercise room there's enough to keep you busy without even going to the beach. The beach access is easy with different routes (three routes by car are just minutes, walking is about 15). This brand new home with its location and amenities is truly top notch. It was designed to meet your every need, so you can simply sit back, relax, and enjoy.
Key code access will be provided automatically when you book, with electronic and time sensitive codes for your convenience.
Guests will have access to the full home, including private jacuzzi and forest fire pit areas. Olivia Beach is a family-friendly vacation rental community that promotes opportunities to engage with neighbors and enjoy common space. Smith&Co is managed by Sweet Haven Rentals, an Oregon family company, dedicated to ensuring that you are delighted by your stay.
This welcome book seeks to cover any questions you might have during your stay. If you’re looking for a specific question, we suggest that you search our website version to find the answer quickly.
Rules & Courtesies During Your Stay:
- Please respect your neighbors and abide by city mandated quiet times: 10pm to 7am.
- We are kid friendly, but please don’t let your children run around with Sharpies.
- For accidents on furniture/carpets, please use the Resolve stain remover.
- We have the hot tub serviced between each stay, but if the hot tub needs anything, please let us know. Please do not add water, as this may adversely affect the chemical balance.
- If you need to do laundry, units are available in the entryway closet.
- Smoking is absolutely not allowed inside. For outside smoking, cigarettes and marijuana alike, please be respectful of others (kids/neighbors), and put butts directly in the outside garbage.
- Please put shellfish/grease/greasy leftovers into the trash. DO NOT put grease down the drain.
- Relax and enjoy yourselves!

Before departing we ask that you…
- Check out time is 11:00 am - All electronic codes are time sensitive.
- Triple check everywhere for your personal items - it’s a hassle to forget anything.
- Please strip the bedding that you used, so we don’t wash bedding that doesn’t need it.
- Start the dishwasher if there are dishes inside.
- If used, please clean and put away pots & pans, coffee maker, icecream maker, crockpot, etc.
- Check to make sure the Jacuzzi is fully covered, lights off, & turn the temp to 100°.
- Adjust the thermostats to 62 degrees, if it has been changed.
- Oregon recycles!
- Please separate bottles/cans with deposit and put in the bin provided in the garage.
- Please be respectful of local policy and separate recyclables (see detailed guidance).
- Noncompliance with recycling (i.e. putting in garbage) is a minimum $15 fine.
- Leave a note about any updates for our housekeeping team (or email/text us).
- Did you sign the guest book? We love hearing about your stay! Leave us a review too!
- Turn off all lights and appliances, please double check the oven.
- Close and lock all doors and windows (including the garage).
Smith&Co has a lovely bird’s eye ocean view, and is located with convenient beach access from several locations.
15 Minute Walk to Beach
The nearest access requires moderate physical ability, but can be done with kids (there is also a stroller in the garage). You can either take the road, by heading North up Dune, to take a left on Bard, a left on Coast, and then a right on Barnacle. When you reach the park, you cross to the opposite side of the park and then take the boardwalk on the SW corner of the park. Walk along the boardwalk and up a set of stairs, turn right and walk north uphill, and then cross the street. Between two large homes is an HOA-owned staircase that provides public beach access (there is a new gate, and we’re working to get a sign to make this more welcoming…). These are sturdy, but please make sure you are healthy enough. You can avoid walking back up by walking south to southern beach access, which is a not-too-challenging loop.
Northern Beach Access - 5 Minute Drive (or 20-30 Minute Walk)
To avoid the stairs altogether, the nicest access is to the north. Canyon Drive Park has new facilities, including restrooms, a drinking fountain, surfboard racks, bike racks, picnic tables and benches. There’s also a small wetland open space. The public beach access is ADA accessible. Just drive north along Coast Avenue until you reach the bottom of the hill. Coast Avenue connects with US 101 if you continue north. This is also a great route for a longer loop and includes Agnes Creek Open Space midway.
South Beach Access - 5 Minute Drive (or 20-30 Minute Walk)
The southern access can be found by driving south on SW Coast down approximately seven long blocks and turning west (left) on SW 32nd Street, then south (left) onto SW Anchor Avenue. You will see signs for the public beach. Another route is to loop back on a hilly route on SW Anchor Avenue, which turns briefly into a very steep SW 24th Drive before connecting back into SW Coast Avenue just south of Bard. This is also great for an aerobic walk or jog. This spot also has benches, tables and a ramp, as well as a public bathroom.
Southern Beach Access - 5 Min Drive
Just down from the larger beach access parking is another public beach access that is tucked away. It is at the very end of SW Anchor, and includes only a couple of parking spots, but has an outdoor shower/rinse station.
With grandbabies & young kiddos, we understand that travel can be a schlep. We want Smith&Co to make your stay easy and help lighten your packing list. A crib and infant rocker can be found in the upstairs right bedroom. There is a high chair and and stroller in the garage. Plastic dishware and utensils are stocked in the kitchen. Games and books are in the lower level entertainment room. We hope you’ll enjoy your family time together.
Given the configuration, the garage can only fit one, small, carefully parked car. Please use caution and do not use this space if you are in doubt of size/parking abilities. Guests are responsible for any damage to the parking area fencing.
The following items are available for guest use in the garage:
- Two cruiser bicycles, along with a bike pump, helmets, and locks.
- A kayak for nearby Devil’s lake is also available (guests need to be able to transport this themselves).
- An assortment of sand and pool toys are also available for use.
- Guests are responsible for use and return of these items.
- Hatchet for cutting firewood. Please keep up out of reach of kids.
- Please keep this area tidy.
We are sorry, but Smith&Co does not allow dogs or pets. Unauthorized pets are subject to the loss of your security deposit, or more for any damages caused.
Three parking spots are available in the driveway, with the potential for one small carefully parked car in the garage. The garage is extremely tight, so please only attempt this with a small car and parking skills.
Street parking is not allowed, and is subject to fines from the Home Owners Association. Please respect adjacent neighbors by parking in the driveway.
We encourage carpooling for larger groups. If you need extra parking, there is a public parking lot at the turn on SW 29th and HWY 101.
Smoking is absolutely not allowed inside. Smoking outdoors requires caution and attention to flammable surfaces such as the mulch surrounding the Smith&Co. Please deposit butts directly into the outside garbage. Guests are responsible for any damage caused by smoking, and will be subject to fines.
Candles are allowed on a limited basis. Please only use well-contained or votive candles. Please do not leave candles burning if you’re not present. Guests are responsible for any damage caused from use of candles.
Neighborhood Quiet Time is 10:00pm – 7:00am and is enforced by city code. Reports of guest violations are subject to potential fines.

Netflix can be accessed by pressing the “V” like symbol in the middle of the remote. When a lower bar appears, click over until the Netflix logo shows at the bottom left of the TV, then click OK. Scroll through selections and then press OK to select a movie or show. If a yellow symbol exclamation point appears, re-enter the wifi password in the TV settings (can be found the same way as the Netflix, selecting settings when it is at the lower right of the screen). The login can be found in your welcome note.
Smith&Co is equipped with a variety of board games for plenty of family fun. They are located in the lower level entertainment living room.
Cooking and Baking
We hope chefs and bakers will appreciate the fully-stocked kitchen. We have supplied hand mixers, griddles, waffle irons, and blenders for your enjoyment.
Smith&Co has a 6 person Jacuzzi available for your soaking pleasure. Please turn off and cover the jacuzzi if you are the last one out. Please also be conscious of noise from the tub carrying to the adjacent bedrooms and neighbors.
Two complimentary bikes are located in the garage. Please wear the helmets provided and use caution on hills (helmets are required for anyone under age 16 in Oregon). Although Lincoln City does not have designated bike lanes or paths, most local streets in the neighborhood are safe to bike. Please do not leave the bikes unattended. Any theft is your responsibility.
The fire pit is located on the SE side of the property, with a secluded forest view. Please respect this area, our neighbors, and use accordingly. Responsible fire-building is permitted, with caution during the summer and honor potential prohibitions. There may be periods when fire restrictions are imposed by the city/community. We appreciate your respect and caution to abide by these restrictions. Firewood can be purchased at most local stores.
A gas BBQ is available in the garage. Please clean this with tools available and return after use. If you have a need for more grilling, there are more BBQ stands located near the sand volleyball court in the park. Grill utensils should in the cabinet to the left of the sink. All BBQs must be attended at all times while the grill is hot. This is essential for everyone’s safety.
Olivia Beach Commons
The Olivia Beach community offers numerous amenities as well as a neighborhood designed to facilitate engagement with neighbors and others visiting on vacation. Amenities include a common green space with playground, sand volleyball court, common fire pit, BBQs, and a small coastal wetland.
The heated swimming pool next door is open during the summer season, Memorial Day weekend to September 30th. The new exercise room is open 24/7. There is a FOB access card in the drawer between the fridge and the sink. Please be careful not lose or get wet: they cost $75 to replace!
Cleaning & Whatnot
Smith&Co has a large capacity washer/dryer set in the back entry closet for your convenience. Guests are welcome to take care of any wet beach clothes or the like.
Gas Fire/ Thermostat
The gas fireplace is the primary heat source and can be adjusted via the thermostat. Please leave thermostat adjusted to 62 degrees upon departure. Note that the fireplace functions as a steady heat source, and not as a standard fireplace that is turned on specifically for a fire, so there is no way to simply ‘turn on the fire’ for a nice roaring fire, but simply enjoy the coziness it provides. There is no air conditioning, open the windows in the evening to lower the temp (and enjoy the breeze!).
Garbage & Recycling (Plus Reuse)
We expect all guests to take out the trash upon departure. Please make sure to keep the cart lids latched.
Recycling is very important to us personally, however Lincoln Sanitary is very strict and past guests have not followed our recycling guidelines. Unfortunately, our recycling service has been revoked. We still make the effort to drop off recycling (which is located just a ½ mile away of HWY 101: 1726 US-101). We appreciate you recycling as much as possible during your stay.
Here are some tips on what can be recycled in Lincoln City.
Newspaper & Paper: Newspaper (including ads and inserts), scrap paper, magazines, catalogs, junk mail, post-it notes, envelopes, non-foil wrapping paper and cards, paper towels and toilet paper cores, and egg cartons can be put in the blue cart.
Cardboard & Grey Board: Including cereal, cracker, cookie and shoe boxes. Flatten all boxes and place in cart loose. No boxes with wax coating or food residue, please.
Plastic Bottles and Tubs #1-5: Including buckets and planting/nursery pots, 5 gallon or smaller, and larger than 4 inches in diameter. Remove/rinse to remove food residue and dirt.
Aluminum, Steel and Tin Cans: EMPTY aerosol cans, pie trays, rinse cans to remove food.
Glass: Must be clean, unbroken and separated
What to keep out of recycling:
♻ Plastics - Nothing marked #6 or #7, no plastic bags or other film plastics (cling wrap, sandwich bags, etc). ♻ Paper - No waxed paper or cardboard, used facial tissues or paper towels, or photos. ♻ Styrofoam - No take-out boxes, packing peanuts, or rigid packing foam.
Reuse: Feel free to leave clean paper and plastic bags under the sink for other guests. We try to bring spare plastic food containers for guests to use for leftovers, if you have any to leave behind, please make sure they are cleaned and left under the sink.

Lincoln City is a place where kite flying is a way of life. On clear summer days when stiff winds blow over the D River Wayside State Park, the sky is filled with scores of kites. The local kite community celebrates two kite festivals each year, the Summer Kite Festival in June, and the Fall Kite Festival, which is held in October at the D River Wayside. Competitions, parades, children’s activities and a sky full of color bring fliers and spectators from all over the world.

Build A Sandcastle
Playing in the sand never gets old. Show off your culinary skills or simply put your creativity to use on our fine sandy beaches. Sand castles sets are provided during your stay and can be found in the garage.
The Olivia Beach Park is located just a block directly to south. It has a new play structure. Regatta Park, which fronts Devils Lake, boasts a state-of-the-art playground for the children, as well as a boat launch, walking trails, and an Interpretive Center. Regatta Park is also home of one of the oldest trees in Oregon, estimated to be 400 years old. Additional children’s playgrounds are available at Wecoma Park on NW 31st and Jetty, and there are tennis courts at Dorchester Park on NW Neptune and NW 28th. Newport also has an amazing playground, Coast Park with a giant pirate ship slide, just a 35 minute drive to the south.
When the waves break like that you know you need to get on the board. Nelscott Reef, one of the best surfing spots on the West Coast, will give you a great and fun workout you will never forget. Next best is to watch surfers catch a ride!

Sea Kayaking on Devil’s Lake
Devil’s Lake State Park offers inexpensive kayaking tours on Devils Lake. For other spots, local tour companies offer rentals and guided tours of lakes, rivers, and natural areas. They also have paddle boats.
Crabbing & Clamming
Crabbing & clamming are great activities for any group, any time of the year. The Siletz Bay at the south edge of Lincoln City is a prime spot for both. Crab pots are available for use in the garage, please replace if lost or they will be deducted from your deposit. Dory Cove offers permits for harvesting our local crustaceans. Check the schedule for clam/crabbing clinics.

Historic Nelscott and Taft District
Walk around these neighborhoods whose buildings have stood for almost a hundred years. This is a part of Lincoln City you do not want to miss. The Taft district is the next district south of Nelscott on US 101.
Cascade Head Trail #1310
Trail is located within the Cascade Head Scenic-Research Area, north of the Highway 101 and 18 junction 0.5 miles. The south trailhead is located at the corner of Highway 101 and Three Rocks Road. This trail runs north to south within the Cascade Head Scenic Research Area. This Sitka Spruce-Western Hemlock rainforest has been studied by foresters since 1934. This trail is less crowded than the other two popular trails in the area – it is entirely inland and has no viewpoints. Mid-way on the trail near the headwaters of Calkins Creek there remains a grove of six-foot diameter Sitka spruce. Trail has a forested backdrop with large Sitka spruce, Western hemlock, Douglas fir and Red alder.
Drift Creek Falls
Off of Hwy 101, South of Lincoln City, flanked by ferns, alder trees and vine maple, Drift Creek Trail winds through the rain-drenched Siuslaw National Forest. The Drift Creek Trail is amazing until you arrive at something even better and bigger that will take your breath away: a 240-foot long cable suspension bridge! Anchored by cables and ties that are cemented into opposing bluffs, the bridge holds over a hundred fifty thousand pounds, so it’s not going anywhere anytime soon.
While the bridge does offer a bit of a bounce, the thirty-inch wide tread is perfectly safe and the bird’s-eye view will leave you spellbound. As does Drift Creek Falls, a 75-foot freefall, whopper of a waterfall that’s located immediately below you.

Our favorite area of Newport in the Nye Beach Community, which is a foodie haven. If you have kids or grandkids, you’ll want to plan to spend a good long visit at Coast Park, 100 SW Coast Ave. It’s a brand new park with a giant shipwreck slide: it’s pretty impressive!
About a 45-minute drive south with plenty of other things to do in Newport.

Aside from the impressive Haystack Rock, the main attractions is Pelican Pub & Brewery, a delicious microbrewery with an amazing view--it is also popular among paragliders. The Oregon Hang Gliding School offers beginner classes here on a regular basis. They even will teach kids and have a summer camp for teenagers.
An hour drive north along 101. For a free and fun indoor activity, check out Oregon’s most famous cheese factory. You'll have a bird's-eye view of cheesemaking and packaging teams in action, churning out 167,000 pounds of Tillamook Cheese each and every day. A must-see location for history, military and plane buffs of all kinds. Great for all ages! See one of America's finest collections of over 30 magnificently restored warbirds including our P-38 Lightning, F4U-Corsair, P51-Mustang, PBY Catalina and SBD Dauntless dive bomber. Explore the Exhibit Hall with rare wartime and aviation artifacts, all housed in a rare World War II Blimp Hangar, the world’s largest wooden structure!
This is further north, en route back to Portland via a scenic route. Yet, this is one our favorite family friendly tourist stops.I’m not exaggerating to say that we’ve been there a dozen times. It’s also a great place to take an easy hike along the Wilson River.
Travel Tips En Route Back to Portland
We love driving through the beautiful wine country, even if we don’t get to stop as often as we’d like...with our underage travelers. The top two we love are Sokol Blosser and White Rose Estate. McMinnville also has about eight wine bars in six blocks, and most offer free samples (in case you have a designated dinner).
McMinnville also has a great health food store, Harvest Fresh Grocery & Deli, which has ideal picnic supplies. We are HUGE fans of the Red Fox Bakery, which has amazing breads, pastries and amazing sandwiches with yummy macaroons. The day old challah bread is great for french toast! We also have a punch card for Serendipity Ice Cream.

Follow US Hwy 101 North to E. Devils Lake Road.
Turn Right at intersection and travel .01 miles.
Turn Left on Police Department Road (first roadway past US Post Office.)
Please review the evacuation route map and instructions on the refrigerator. There is a siren warning system, which would blare steady for three minutes. Evacuate on foot, if possible, to avoid traffic jams. Smith&Co is on high ground, and is the evacuation zone for the entire community.
Weather conditions on the Oregon coast can vary greatly. It is advised to go with a layered approach of comfortable and cozy items to adjust to all conditions. Fall through spring are likely to get the most rain. Summer nights can drop significantly and require long pants and fleeces even on the warmest of nights.
